Selling tips
PREPARING YOUR HOME FOR SALE
When you decide to sell your home it’s a good idea to spend a little time preparing the property for sale. One of the best approaches is to imagine how strangers would view it.
You need to make sure that your house is the one that stands out – for all the right reasons! There are many things you can do to achieve a more saleable property.
KERB APPEAL
Never underestimate the power of kerb appeal; it’s what gets the buyer into your home.
A P F Quirke For Sale sign, erected by us, is the cheapest form of advertising and makes your home easy to find! Make sure it is visible from all directions.
Outside your Home
- Define boundaries – never leave the buyer wondering where your property ends and the neighbour’s property begins.
- Make sure the gutters, driveway, fences, gates and lights are in good order.
- Clean windows, inside and out.
- Ensure your front door is well-painted. Red, black or blue are best. Keep the door furniture clean and shiny!
- Ensure the drive is clear of rubbish and debris. Keep the garden maintained – potential buyers will be put off if they think that the garden is too much to manage.
Inside your Home
- People make up their mind if they like your home or not within the first few minutes, so first impressions count! Brighten up your hall. A good tip is to hang mirrors to fake space.
- Clear out clutter.
- Use light and neutral paints, everyone knocks Magnolia, but it works!
- Don’t have the television or radio on during viewings, unless you live in a noisy neighbourhood!
- Keep Bathrooms clean.
- Remove most family photos (a small number is good)and children’s drawings.
- Never leave dirty laundry or dishes on view.
- Pets – some people are allergic to, or scared of certain animals and some find the smell off-putting
- Never leave DIY undone – this will leave the buyer wondering what else has been left.
- Don’t have the house too hot or too cold, both will have viewers leaving the house quickly.
11. If you can, have fresh flowers, plants and fruit on display – it might sound corny, but buyers do react well to this, even if only subconsciously.
